I've been thinking a lot lately about diversifying my investment portfolio, especially given how volatile the stock market has been. I’ve read a bit about real estate, but I’m particularly curious about raw land. Unlike properties that require maintenance or tenants, land seems simpler. But I'm unsure about the real benefits and risks involved. Do any of you consider land a solid investment? What are the upsides and things to watch out for when buying vacant land in today’s market? |

What makes land appealing to me is the simplicity and flexibility. Once you own it, you're free from many of the ongoing costs that come with traditional real estate. Property taxes on rural land can be extremely low, and there’s no wear and tear or emergency repairs. Also, unlike other investments, land doesn’t disappear or lose value overnight. |

I think land can definitely be a smart long-term investment, but it really depends on location and future development plans in the area.
